Well-meaning Architects, Engineers, Contractors, Material Suppliers, and many other project team members like myself at the time, were locked in a siloed system that strayed from the Owner’s objectives and understanding.
Now as an Owner Representative, I have the privilege to restore sanity to meetings and projects like the one described above. I put non-construction professionals like you back in charge of their projects by providing an outside source for project management services.
You receive the help you need at a level you choose. You free up your time, keep control of your project, and get some much needed peace of mind. Often you save more in construction cost than our fee. Best of all, the project changes from a distraction and a worry to an exciting process full of promise, that still allows you to focus on your core business.
By the way – You are also correct to think that many problems during construction can be avoided! When you engage my team and I earlier in the project, like during Due Diligence or Design and Approvals, you get forty years of experience from both the design and construction sides of the process to help avoid problems during construction.
Scheduling a meeting gets the process started. At that meeting you share with me, confidentially, pertinent details about your project, how the things are going from your perspective, and the challenges you see ahead.
You then receive my recommendations on how best to manage the project moving forward. This comes in the form of a proposal that gives you the opportunity to choose services from us that best fit your needs. The services are clearly spelled out along with the associated fees. We discuss them and revise if you desire.
Some customers, especially those with more internal resources, choose only one or more of our specific one-time services for a few thousand dollars each, while others contract for multiple services throughout the project life cycle with fees that are a few percent of total project costs. However you decide to proceed, you are free to begin or end services at any point in the project.
